    I’ve actually had buyers tell me that they only go to open houses post lawsuit . They don’t understand the changes and therefore are not contacting agents for showings. Several told me they were afraid the Asians will try to charge them for showings 😮

    What I don't understand is why NAR left the meeting with DOJ very excited asking when they will meet again... They were supposed to represent us and not agree with this confused and inefficient changes that will hurt Realtors that work with buyers. I also can't understand how NAR accepted and surrendered to this Class Action Lawsuit. Who committed the non-negotiable commission abuse toward to consumer (sellers), other than the Brokers/Realtors that enforced the non-negotiation commission with their clients? They should be sued not NAR. NAR should defend our best interests and not just play guilty which is now confusing and harming the industry.

    Ricky, if the buyer is instructing their agent not to see a property because of no comp, that’s not steering - it’s called common sense. Buyers are looking for the best value. It’s no different than shopping for a car or furniture. Plz stop saying it’s steering - it’s the free market!!

    Yes I get emails all the time "seller offering 4% or 5% to buyers agents"..(this is the new buyers agent bonuses we used to see all the time in MLS!) If this doesn't work why do we see it so much? Time will tell if these homes sell faster! I got into real estate 13 years ago because I called 3 signs and no one ever called me back...I may not be the smartest, best looking agent, or #1 in my area but I answer the phone and do my best to help people get the house no matter what it pays

    New form of steering, Ricky, this is not a small fraction of buyers, unfortunately I have received MANY calls from agents (granted, it's from agents who are not very experienced or very skilled), that demand to know if a seller is offering compensation, and exactly how much. If I tell the agent that the seller is willing to pay a commission, and to write it up in the offer, they continue to demand to know exactly how much. If I refuse to say an exact amount, they claim that the buyer is going to pass on seeing the home since the agent's commission will not be covered by the seller. SMH, it's a disaster with some buyer's agents in this new form of steering.

    You pay a buyers fees including B&O, E&O, franchise fees,and transaction cost due to your office because you think the person you just allowed to take advantage of you is someone whose referrals (if any) would somehow be quality? I'd rather pay for zillow leads. They're alot less expensive 😊 In blue states, that would lead a broker open to discriminatory suit if you did it for some and not others. In WA for example, the Dept of Licensing Real Estate Division hired an investigator who previously worked for the Feds at the Dept of Homeland Security. But no lawfare is involved. Wake up folks. This admin is trying to break anyone who may disagree with them now or in the future.

    I think that when a lead comes through, let's say a rental. When you have a prospect that has a 580 credit and two pitbulls, there is no reason to waste gas. Also, I'm paying 30% for the referral. 50% cut to the broker. That's why they are ghosted. Nobody has a pet turtle anymore. Just big ass dogs. But they are so friendly though! It's not even worth a referral fee. Now, I need to take a 10% cut to hand off this problem to some other unfortunate agent.

    Ricky, easy to say "don't worry about whether or not the seller is paying my commission, I will negotiate it into the price"... But if you're competing against another buyer who is able to cover their own agent's commission, that buyer will automatically have an advantage over the ones who don't.

    Called one of the most recognized agents in Vancouver, WA on his cell to make an offer. Voicemail full. Left message at his office, Texted him. All no reply so I called again two more times and texted again. Still haven't been able to reach him. Think he's telling sellers there is no interest then buying them himself for under market. Much easier to go direct to seller than mess with agents like that. Much appreciation to the agents that answer the phone and call people back!

    Have you checked out their website and social media pages? Quite comical. The pages trying to solicit agents to sign up has cartoon examples of why we should join. Zero proof of concept. Just pipe dreams. They have a whopping 45 Facebook followers so far. Not impressed at all. What’s going to happen now when a buyer signs up for the $49 tour and there is no one to show the buyer cause no agents sign up. I bet if they already had agents on board the article would have referenced that. Don’t see this company going anywhere.

    Buyer agents will now receive a flat fee ($1-5k) for any purchase, regardless of the listing price, and homeowners will likely pay around 2% to list their property. This is becoming the new standard. Inflating the home price to cover the buyer's agent commission is unethical and is one of the reasons behind the recent NAR changes. Many agents are willing to list a home for 2%, and plenty of buyer agents are open to accepting a few thousand dollars for their work. Take advantage of this while it lasts!

    Money Grab. What really is a load of BS. You signed a legal contract that was explained to you. Contracts that are written by lawyers. This is such a BS case. The comp was never written in stone, and honestly, if you didn't like what you were charged, find somebody that would do it for less or FSBO!! I hope your business does well 😂😂
